Two apartments marketed as “floating garden villas” are being offered for sale at Asherman 32, near Wolfson Park on the Tel Aviv-Givatayim border. Blue Square Real Estate is asking NIS 7 million and NIS 10.7 million for the properties, which combine indoor living space with large terraces or elevated gardens.

The development also has a penthouse of approximately 250 square meters on offer. The company expects occupancy in 2028.

The two apartments

NIS 10.7 million: 130 square meters of indoor space, a 121-square-meter elevated garden, an additional terrace, two parking spaces and a storage room. The company describes the apartment as facing Wolfson Park.

NIS 7 million: 132 square meters of indoor space, a terrace of approximately 90 square meters and a second terrace, two parking spaces and a storage room. Outdoor furniture is included in the offer.

According to the company, the NIS 7 million apartment works out to about NIS 38,000 per square meter.

Two buildings and ground-floor retail

Designed by Miloslavsky Architects, the urban-renewal project consists of two seven-story buildings with 97 apartments. Its planned retail space totals approximately 1,300 square meters. The developer says it will include cafes and small shops, near Derech HaShalom and the shopping and restaurant area on the Givatayim side of the border.

Guy Miloslavsky, the architecture firm’s owner and CEO, says the elevated-garden concept was developed to strengthen residents’ visual connection with Wolfson Park and Asherman Garden while combining residential buildings with a retail level.

Blue Square Real Estate CEO Arthur Lashinsky says most of the project’s apartments have already been sold. Roni Horesh, the company’s residential marketing vice president, says the remaining offer includes the two garden apartments and the penthouse, with payment arrangements that the company describes as flexible.

Horesh also points to the proximity of Azrieli Center, Tel Aviv employment areas and a planned light-rail station. The company anticipates the station opening around the time residents move in.
