Goldfarb Gross Seligman is continuing to expand. According to a report by Dotan Levy in Calcalist, the law firm has signed a new lease at Electra Tower that will nearly double its space in the building.
The agreement covers about 8,000 additional square meters. Within approximately two years, the firm is expected to occupy about 18,000 square meters in the tower.
The expansion of Goldfarb Gross Seligman will take place in stages. The firm already occupies six floors and had previously leased another floor vacated by Golan Telecom. The new agreement adds four more floors, which will gradually be incorporated into its existing office complex.
Two floors currently occupied by a technology company and by coworking operator Regus, which subleased one floor to Google, are expected to transfer to the law firm during the next year. Two additional floors that are currently part of Google’s space in the tower are scheduled to be handed over to Goldfarb Gross Seligman in early 2027, following Google’s expected move to ToHa 2.
The lease was signed for 12 years, through 2037, with an extension option through 2050. The total value of the agreement is estimated at about 700 million shekels. Rent was set at approximately 155 shekels per square meter, with an average of about 150 shekels per square meter over the full term, including the rate under the existing agreement.
The expansion follows several mergers completed by the firm in recent years, including Goldfarb’s merger with Seligman in 2011 and its combination with Gross in 2023. These moves made Goldfarb Gross Seligman one of Israel’s largest law firms.
Electra Tower is owned by Ampa Group (75%) and Papou Shipping (25%). It has 45 floors and approximately 59,000 square meters of built space. Other tenants include Google, PayPal and the Agmon law firm.
